Carpignano Salentino - Villa

It was not easy to find the right home, many days walking through the countryside, looking for a unique, comfortable, but private place, in which to build a dream villa. We liked renovating more: not to consume more land, but to revive the past, elevated by modern comforts. We therefore took a rural home, inhabited by farmers dedicated to cultivating the land. The land of almost 20,000 square meters was fantastic, regular, with many fruit trees and surrounded by two roads, one for the sea and the town, the other internal, for walks through the fields. Just on the outskirts, with the town easily reachable on foot. We spent a year in the design, thinking about what was comfortable and beautiful, orienting the rooms based on the movements of the sun and we finished it at the end of 2019. The corridors then, some underestimate them, but in this villa they are an integral part of daily life, not places of passage. In the house we have: 3 large double bedrooms. A bathroom with facilities has an extra large bathtub, the second bathroom has a very comfortable shower box, with a multifunctional column. The third bathroom is outside. There is also a laundry room. Both the kitchen and the living room have large windows overlooking the rear veranda, where you can admire enchanting sunsets. The kitchen is habitable, measuring 30m2, with many accessories. The living room, very large, measures 45m2, a fine and bright environment, with 3 openings to the outside that look like natural paintings. There is a large study of 20m2. Externally the estate gives the best of itself. A bricked buffer area, of about 600m2, surrounds the building on all sides, equipped with a stone barbecue and two wonderful usable pajare (trulli Salentini). From the living room and the kitchen, you will see a splendid body of water, which rises in the immediate vicinity of the house, to be fully experienced. The infinity pool has just been built according to very high standards. The water is sterilized through salt electrolysis, not chlorine, so it is not irritating, even after prolonged use. The outside of the pool is insulated, so it could also be heated in the future. It measures 16 meters in length and 8 or 6 in width. In the widest area there is a children's beach and access stairs. Along the entire length of one side we have a hydromassage seat with 4 positions. This splendid pool, completed in 2023, has 3 areas with different depths: a relaxation area of ​​1.2 meters, an intermediate area of ​​1.5 meters, a deep area of ​​2 meters in height. Around it we find a large brick area equipped with sun loungers. Nearby, adjacent to the building, but with external access, there is a third bathroom equipped with a toilet and sink (perfect for swimming pool use) and 2 shower cubicles. Next to the showers there is a basement with a technical room. The villa was designed to be extremely energy efficient. The walls are fully insulated with panels and also under the attic flooring, to avoid thermal bridges. It also has a 6KW photovoltaic system, solar (hot water panel), heat pump, hybrid boiler and also 12.5KW storage batteries. A convenient feature for owners of electric cars is the home charging station (well box). The villa has two entrances. The large surrounding countryside, almost two hectares, completely fenced is a marvel, having many large fruit trees. In fact, we see: 8 fig trees with different varieties, 3 large walnut trees, 1 centuries-old almond tree, 3 mulberries, 1 persimmon, 2 plums, 2 medlars, 1 peach tree, 1 plum tree and two white table grape plants. There are also various ornamental plants. The elegant villa is located just on the outskirts of the characteristic village of Carpignano Salentino, which can be reached quickly on foot.

Just in the village, you will find all the useful services, a sunny municipal villa and the square. Carpignano is a very ancient and characteristic municipality, ideal for a walk in the historic center or for dining in two excellent restaurants. You will be near the Otrantina Adriatic coast, therefore a few km from some exceptional places in Puglia: the renowned Otranto, the wonderful beaches of Alimini, the wonderful Torre Dell'Orso, Sant'Andrea with its large stacks, Frassanito also known for water sports. All these tourist destinations are easily reachable in just 10-15 minutes by car, in fact you will have two roads to reach the sea, both direct and easy to travel. The hinterland also offers destinations to discover, such as the town of Martano (with delicious pastry shops), the fine Galatina (where you can see the suggestive basilica of Santa Caterina d'Alessandria) or the beautiful Corigliano D'Otranto (with its imposing castle and many culinary venues). In the first week of September, Carpignano Salentino celebrates the “Festa te lu Mieru” or “Wine Festival”, a 3-day event with local cuisine, typical products, popular music and wild dancing. The villa is therefore an ideal place to live comfortably and in contact with nature. It can be thought of as a permanent private residence, as a hospitality structure, or as a combination of the two.
